  1. What is the difference between the building envelope and the bioclimatic envelope?

The building envelope refers to the external walls and windows as building enclosure. The bioclimatic envelope is the insulation part of the building envelope that is applied on the external walls for hygrothermal protection. Making an analogy with the human body a building without a bioclimatic envelope is like the body without the skin.


  1. Why is it important to have a bioclimatic envelope?

 A building without a protective envelope is incomplete.  It will deteriorate very fast and will have high cost-low performance (in terms of energy and maintenance). The value of a building depends on its cost-performance ratio. Low cost–high performance buildings have also a higher sale or resale value.


  1. Protecting the external walls with BES from hot and humid weather reduce the air conditioning consumption?

 Yes. BES has the ability to prevent heat load in the external walls. Helping to maintain the internal surface of the walls at low temperature reduces the need for mechanical cooling (air conditioning).


  1. Why is BES considered an investment?

 Being able to maintain the same comfortable environment inside a building with less energy consumption it can save a lot of money. From these savings an investment in BES can pay itself back within 3-5 years. This means that when the payback period is finished the investment is gratis and after this period the investment starts generating passive income.


  1. How much is an investment in BES?

 There is a big difference between industrial and commercial buildings with special inside temperature requirements and residential buildings. For a new house/bungalow, depending on the ROI performance the owner wants to achieve, the initial investment can be between S$ 15,000- S$20,000. If you look at the example calculation in the Bioclimatic Performance Calculator, this smart investment will pay itself back in 2-3 years. Any investment is justified in the light of the results you can get with it, not only through the initial cost.


  1. What is the difference between a renovation and a Bioclimatic retrofit?

 With a renovation you lose money, while with a Bioclimatic retrofit you make money.

Owning a real-estate property is an important investment. Till now in Singapore the only option was to repaint your house every 5 years. Now having the possibility to upgrade your house with a bioclimatic envelope making it more cost-efficient, it makes more sense than just repainting.

Bioclimatic retrofit is the best investment now for old residential buildings where the owners cannot sell the whole block. These buildings have no book value anymore and the maintenance costs are very high. Buyers prefer mostly new buildings. Bioclimatic retrofit gives the 2nd life to the building, it brings its value back and makes it resalable.


  1. Can mold cause health problems?

 Outdoors or indoors if you can smell it, means it is airborne and you already inhale it. Molds have the potential to cause health problems. Molds produce allergens (substances that can cause allergic reactions), irritants, and in some cases, potentially toxic substances (mycotoxins). Inhaling or touching mold or mold spores may cause allergic reactions in sensitive individuals. Allergic responses include hay fever-type symptoms, such as sneezing, runny nose, red eyes, and skin rash (dermatitis). Allergic reactions to mold are common. They can be immediate or delayed. Molds can also cause asthma attacks in people with asthma who are allergic to mold. In addition, mold exposure can irritate the eyes, skin, nose, throat, and lungs of both mold-allergic and non-allergic people.

  1. How can I prevent / eliminate mold growth?
